Property Condition Assessment
A Property Condition Assessment (PCA) is a comprehensive evaluation of the overall property. PCAs are typically more detailed than CBIs, providing specific numbers on the cost for Capital repairs. A PCA covers the major systems and components within a commercial property, including:
As part of a PCA, the consultant should contact the local building department and local fire department to check for building or fire code violations to ensure that a certificate of occupancy was issued.
A PCA is a 4-Step Process
STEP 1:
Perform a document review (drawings, maintenance records, etc.)
STEP 3:
Prepare cost estimates for recommended replacements or repairs, with capitol projections over the next 5 years.
STEP 2:
Perform a visual, walkthrough survey of the property.
STEP 4:
Document findings and costs for recommended repairs in a written report (Property Condition Report or PCR).
