It’s hard to image homes today without plumbing, and you probably wouldn’t want to. A fully functioning plumbing system is essential, and should be readily inspected. It is required for plumbing fixtures, appurtenances, drains and appliances used for sewage or liquid waste to be connected directly to the sanitary drainage systems. The sanitary drainage from houses must be connected to the public sewer, should this not be available, the drainage piping must be connected to code-compliant, private septic system.

The inspector will examine: The main water supply shut-off valve;  the main fuel supply shut-off valve; the water heating equipment, including the energy source, venting connections, temperature/pressure-relief (TPR) valves, Watts 210 valves, and seismic bracing; interior water supply, including all fixtures and faucets, by running the water; all toilets for proper operation by flushing; all sinks, tubs and showers for functional drainage; the drain, waste and vent system; drainage sump pumps with accessible floats; any fixed appliances.

The inspector will describe: Whether the water supply is public or private based upon observed evidence; the location of the main water supply shut-off valve; the location of main fuel supply shut-off valve; and the location of any observed fuel-storage system.

The Inspector will identify as in need of correction: deficiencies in the water supply, by viewing the functional flow in two fixtures operated simultaneously; deficiencies in the installation of hot and cold water faucets; mechanical drain stops that were missing or did not operate if installed in sinks, lavatories and tubs; and toilets that were damaged, had loose connections to the floor, were leaking, or had tank components that did not operate.

Computerized reporting systems usually include an identifying field of the main water shut-off valve location. Inspectors may physically tag this location as a future aid to the home buyer. Old shut-off valves may leak when they have not been operated in a while, so caution is advised. Materials of the supply and waste piping is also evaluated.
