RESIDENTIAL HOME INSPECTION

A residential home inspection is an extremely helpful resource in the decision-making process when purchasing a home. There are many different interconnected systems and features of a home, all of which are directly impact a home’s overall health. The inspector will evaluate each part of the home, identifying any potential issues, concerns, or recommended repairs.

OUR HOME INSPECTION PROCESS

There are four basic steps to our home inspection process:

Inspector Arrival

The inspector arrives at the property, makes general introductions, explains what is going to take place, and asks about any special questions, issues, or requests.

Perform Inspection

The inspection portion of the process includes an in-depth, walk-through inspection of the interior and exterior of the home by our inspector. This involves inspecting all visible areas and reviewing all accessible items and areas. The inspector will address any questions or items of special interest regarding a particular system or structural component at this time.

Review Findings

Following the inspection, will provide an on-site picture review of their findings. This allows the inspector time to review any major deficiencies that may have been found and answer any questions the client may have.

Written Report

A written report will be generated by our team to include the items discussed during the review. All deficiencies and maintenance recommendations will be documented in the inspection report. This report will be electronically delivered to the client and agent the following business day.

Yes! This is a great time to catch anything that a prospective buyer would likely be concerned about when they have their own inspection. This can help speed up the negotiation process and provides you with an added selling point – Provide the inspection for any interested buyers and show them what corrections you did make!

No. We are not there to pass or fail a home. We are there to inspect the current reality of a home’s structure and function. This provides information for our clients so they can choose if this house is the right fit for them!

When making what many consider the largest investment in your lifetime – we say it’s a pretty good idea to have it inspected. This protects your money and helps provide information so you can invest it into a home that is the right fit for you. Plus, when you have an inspection done, we extend our 12-month home warranty to 18 months for free!

Whether you are a buyer or seller will determine this answer. For sellers, it can be very beneficial to get your home inspected before you list it for sale to help identify and correct any defects which can provide an additional selling point. Buyers on the other hand normally wait and schedule as soon as they have what’s called mutual acceptance. When your offer has been accepted but is contingent on a waiting period for inspection purposes. Buyers may also choose to inspect pre-offer. You realtor can guide you on making this choice. Inspectors will let you know about the concerns they see at the time of the inspection. You can use that information to continue forward with purchase or use it to choose a different home. Again, the offer you made was contingent upon the home inspection being done. Sometimes this can be used as a negotiation tool and your realtor may suggest making request of the seller to change the terms of the agreement. If not, you will assume the house as is. It is always up to you as the buyer to make a choice that works for you regarding what home you want to live in!

Home inspectors look for items that could be health and safety concerns for you and your family. Home inspectors aim to identify major deficiencies in the home that could be costly to repair as well as  provide maintenance education for you as a home buyer, so you can maintain your investment.

It’s best to call us right away if there is something you are unclear on after reviewing your report so we can help eliminate questions and concerns. We offer several 90-Day warranties to cover those gaps from the day of the inspection to move in day. When we inspect, we report on what we see the day of. If conditions change after the inspection these warranties can help reduce some of the stress as you move into your home. We also recommend you purchase a full home warranty for items not covered by these. We stand behind our work and if for any reason we did not do our job right, we will reimburse the inspection fee.

No, we cannot repair anything on the home we are inspecting. We do, however, have a lot of great resources for you if you are looking for a quality professional to take care of needed repairs.

All home inspectors are required to be licensed by the state of Washington to perform home inspections. On top of the state required training, our inspectors go through our Sterling Training Program. This includes nationally certified continued education requirements from InterNACHI, an international inspector association. On top of that, our team receives monthly training on current and best practices so we can provide the best inspection in Washington.

Yes! We provide a digital report of all our findings! We also will review all of our photos with you onsite after the inspection is completed. That information is then put into a full report and emailed to you the following day.

Inspection reports are considered deficiency-based reports. Any deficiency we find, photograph, and review with you will be put into the report. Additional items include general house information such as styles and materials, health and safety recommendations such as smoke detectors, and general maintenance items we may discover onsite.

This depends on the services requested, age, and square footage of the property. A home inspection can potentially take between 2-4 hours. On average, our inspections take 2-2.5 hours.

Limitations

As InterNACHI certified Home Inspectors, there are several important limitations to note regarding our home inspection process:

  • The inspection is based on the examinations and findings made on the date of the inspection, not on future condition predictions.

  • The inspection will not expose every existing issue or any eventuality, only those defects observed on the inspection date.

  • The written Home Inspection Report will describe issues with specific components and systems, defined by the Washington State Standards, that are both observed and regarded as significant by the inspector. Additional comments and recommendations may be included.
