There are quite a few benefits to an Infrared Scan. One of the greatest benefits is that it is a non-invasive and non-destructive. Unlike other tests that require drilling into a wall method to locate an issue, Infrared Scans (also known as Thermal Imaging) enable our inspectors to detect some of these hidden issues throughout a home through the use of infrared cameras.

An infrared camera can detect a number of different thermal anomalies, or changes in temperature. As such, Infrared Scans are also able to detect deficiencies with insulation and weather stripping, providing insight into the energy efficiency of your home when it comes to heating.

Using Infrared Scans, our team of skilled inspectors may be able to see or detect some of the following areas of concern:

  • Plumbing Issues: Leaky or busted pipes can cause major structural damage to your home. The excess moisture can create conducive conditions for fungus, mold, decay, and wood destroying insects. Infrared Scans can be used to detect moisture in a wall without having to tear your wall apart.

  • Roof Leaks: Even a great-looking roof may contain leaks. Just as with a broken pipe, water intrusion via roof leaks can be extremely destructive to a roof and the rest of your home. Infrared Scans can aid in identifying a damaged spot in your roof that is not visible from its surface.

  • Electrical Issues: Common electrical that plague homes are usually a result of improper wiring or poor connections. This can cause numerous issues, including overheating electrical components. Infrared Scans are able to detect the spikes in temperature around electrical components, allowing you to catch these issues early and avoid potential fire hazards.
