From the quaint craftsman homes of Northwest Olympia to the extravagant upscale modern-style homes of East Bay Drive, the types of homes in Olympia are quite diverse. Many of the homes found throughout Olympia’s numerous historic neighborhoods are from the 1950s and 1970s. There is also plenty of new construction, such as those found in the Wellington Heights Community. Regardless of how old a home may be, we recommend you have a home inspection prior to making a purchase.
Our inspectors have a great deal of experience inspecting homes in Olympia and the surrounding Thurston County area. During your inspection, your inspector will perform a thorough visual inspection of the interior and exterior of your home, from the roof to the foundation. Once the inspection is completed, your inspector will go over their findings with you, answering questions you may have. Within 24 hours of completion, you will receive a digital copy of their inspection report.
Downtown Olympia is highly sought-after business location. The Historic District has long been a major tourist attraction for visitors, sporting an almost picturesque small-town aesthetic. There are hundreds of different local businesses, from local delis, coffee shops, and restaurants to more regionally renowned businesses such as Fish Tail Brewing and Mud Bay pet store. If you are planning on setting up shop in Olympia, it is crucial you have your prospective property inspected.
Commercial Inspections require more specialization than residential as there are specific safety and operational standards that must be met. These standards can vary depending on the type of business. For example, restaurants and food serving establishments will have different requirements and safety protocols than a warehouse or office space. Our inspectors are intimately familiar with Olympia’s municipal codes, and will be able to identify any areas of concern in your prospective property.
SPECIALTY INSPECTION SERVICES
We offer a wide variety of specialty inspection services for residential and commercial properties that go beyond the standard inspection. Inspecting additional elements of a property can provide great insight into the state of a particular property for a prospective buyer, allowing you to make a more informed decision regarding your potential purchase.
SEWER SCOPE
Sewer scopes allows our inspectors to check the condition of the sewer line and pipes leading from a home to the city’s main line using a fiberoptic camera. It is not uncommon for Olympia’s numerous historic and older homes to have side sewer lines made from fragile materials such as concrete and clay. These materials can easily be damaged by intruding roots or ground shifting, resulting in cracking or complete sewer line failure, all of which is incredibly expensive to repair.
WELL WATER TESTING
Well water tests are used to help determine if private well water is safe for consumption. While private wells are a great way to reduce your water bill, they are also susceptible to outside contamination. We take a sample of the property’s water and check it for harmful contaminates such as bacteria and nitrates. Contaminated well water poses extreme dangers to the health of your family, so if your potential home is on a well system, we highly recommend you have it tested.
INFRARED SCANS
Infrared Scans are used to identify potential roof leaks, plumbing issues, or electrical issues not evident to the naked eye. Using an infrared camera, our inspectors can identify any major shifts in temperature within inaccessible parts of a home or commercial property. Infrared scans can also be used to help detect early signs of fungus or mold growth, as well as help to identify potential deficiencies with insulation which could result in increased heating bills.
